These Terms & Conditions govern access to our website, reservations, stays at our serviced apartments and homestays, and the use of our property management services. By making a reservation, submitting booking details or staying at a Micasso Homes property, you acknowledge that you have read and agree to comply with these terms and the applicable property rules.

Please review these terms carefully before confirming your reservation.

2. Our Services

Micasso Homes provides fully furnished serviced apartments and homestay accommodations across Delhi NCR. We also offer property management services to homeowners.

The facilities, amenities, house rules and services available may vary by property. Property-specific information communicated during the booking process or before arrival will apply to the relevant reservation.

3. Bookings and Payments

• All reservations are subject to availability and confirmation.
• A booking is considered confirmed only after the applicable payment has been successfully processed or confirmation has been issued by our authorised team.
• Prices may vary depending on the property, dates, duration of stay, occupancy, season and availability.
• Additional charges may apply for extra guests, extended stays, special requests, damages or other applicable services, where communicated.
• Guests are responsible for providing accurate booking information, including the number of occupants and their contact details.
• Any extension of stay must be requested in advance and is subject to availability and approval. The existing room rate or room category may no longer be available, and a different rate or category may apply.
• Applicable outstanding charges must be settled in accordance with the payment terms communicated by Micasso Homes.

4. Check-in, Identification and Occupancy

• All guests must provide valid identification at check-in and comply with applicable legal and property requirements.
• The number of guests staying at the property must not exceed the occupancy limit specified for the accommodation.
• Additional guests or visitors are not permitted without prior approval from Micasso Homes.
• Additional charges may apply for approved additional guests or visitors. All visitors may be required to present valid identification and comply with the property’s entry procedures.
• Guests must provide accurate information about the number of adults and children included in their reservation.
• Check-in and check-out times are communicated during booking or in the property’s arrival instructions. Early check-in, late check-out and extensions are subject to availability and prior approval and may incur additional charges.

5. Property Rules and Prohibited Activities

To maintain a safe, secure and comfortable environment for all guests, the following activities and items are strictly prohibited at Micasso Homes properties:

1. Possession, storage or use of flammable, explosive, hazardous or otherwise dangerous materials.
2. Possession or use of firearms or other weapons, except where expressly permitted by applicable law and authorised by the property.
3. Gambling, prostitution, smuggling, trafficking or any other unlawful activity.
4. Possession, use, distribution or storage of illegal drugs or other substances or articles prohibited by law.
5. Parties, events or gatherings without prior written approval from Micasso Homes.
6. Unauthorised additional guests or visitors, including overnight occupants not included in the reservation or approved in advance.
7. Any activity that creates a safety risk, causes a disturbance, damages property or interferes with the rights and comfort of other occupants or neighbours.

Micasso Homes reserves the right to take appropriate action in response to violations, subject to applicable law and the terms of the reservation.

6. Quiet Hours and Neighbour Consideration

Guests must respect the privacy and comfort of neighbours and other occupants throughout their stay.

• Quiet hours are observed from 10:00 PM to 8:00 AM.
• Noise, loud music, disruptive gatherings and other activities that disturb neighbours are not permitted, particularly during quiet hours.
• Guests must comply with applicable building rules, residential community guidelines and instructions communicated by the property team.

Repeated or serious disturbances may result in appropriate action under the booking terms and applicable law.

7. Property Care, Damage and Reporting

Guests are expected to use the accommodation, furnishings, appliances and facilities responsibly.

• Guests should report any existing damage, maintenance concerns or issues encountered during their stay to the Micasso Homes team as soon as reasonably possible.
• Any damage, loss or unusual condition caused by a guest or their visitors may be assessed and charged to the responsible guest, subject to applicable law and reasonable supporting evidence.
• Guests must not remove, damage, misuse or alter property furnishings, equipment, fixtures or other items.
• Guests must cooperate with reasonable instructions from the property team concerning safety, maintenance and the proper use of the accommodation.

8. Personal Belongings and Security

Guests are responsible for taking reasonable care of their personal belongings and valuables throughout their stay.

Micasso Homes takes reasonable steps to maintain a secure environment; however, it cannot guarantee the security of every personal item. To the extent permitted by applicable law, Micasso Homes is not responsible for loss, theft or misplacement of personal belongings except where liability cannot lawfully be excluded.

Guests should keep valuables secure and promptly report any suspected loss, theft or security concern to the property team.

9. Security Deposit

A refundable security deposit may be required for certain properties or reservations.

• Whether a deposit applies, its amount, collection method, applicable conditions and refund process will be communicated individually before the stay.
• Where applicable, deductions may be made for substantiated damage, missing items, unpaid charges or other amounts permitted under the communicated deposit terms and applicable law.
• Any remaining refundable balance will be processed in accordance with the applicable property-specific terms.
• A security deposit is not automatically applicable to every Micasso Homes property.

10. Parking and Building Coordination

Parking availability and arrangements vary by property and building.

• Parking must be coordinated with the property team and, where required, the building’s management or neighbours.
• Guests must follow the designated parking arrangements and must not obstruct entrances, access routes or other vehicles.
• Parking availability should not be assumed unless it has been confirmed for the reservation.

11. Guest Responsibilities and Charges

By confirming a reservation, guests agree to comply with these Terms & Conditions, the applicable property rules and reasonable instructions communicated by the authorised property team.

Guests are responsible for applicable charges properly incurred during their stay, including approved additional services, extensions, substantiated damage and other charges disclosed under the booking or property-specific terms.

Any outstanding amount must be settled in accordance with the applicable payment arrangements and law. Where a dispute arises, guests may contact Micasso Homes to request clarification and supporting details.

12. Cancellations, Refunds and Booking Changes

Cancellations, refund eligibility, booking modifications, no-shows and any applicable cancellation charges are governed by our separate Cancellation & Refund Policy.

Where property-specific cancellation terms have been communicated and lawfully apply to a reservation, those terms will be considered alongside the published policy. Nothing in these Terms & Conditions is intended to remove any rights available to consumers under applicable law.

13. Privacy and Personal Information

Micasso Homes collects and processes personal information as necessary to manage reservations, communicate with guests, coordinate check-in, provide services and meet applicable legal obligations.

Guests should ensure that the information they provide is accurate and that they are authorised to provide any personal information submitted on behalf of another person.

14. Property Management Services

For homeowners engaging Micasso Homes for property management, the scope of services, fees, responsibilities and other commercial arrangements will be governed by the applicable management agreement or written engagement terms.

These website Terms & Conditions do not replace a separately executed property management agreement.

15. Service Availability and Circumstances Beyond Our Control

Micasso Homes makes reasonable efforts to provide the accommodation and services described in the booking information. Certain facilities or services may occasionally be affected by maintenance, building restrictions, utility interruptions, safety concerns or circumstances beyond reasonable control.

Where such circumstances materially affect a confirmed reservation, Micasso Homes will seek to communicate with the guest and address the situation in accordance with the applicable booking terms and law.

16. Violations and Reservation Management

If a guest materially breaches these Terms & Conditions, violates applicable law, creates a serious safety risk, causes significant disturbance or engages in prohibited activity, Micasso Homes may take appropriate steps, including requesting that the activity cease, contacting the relevant authorities where necessary, or taking action regarding the reservation in accordance with applicable law and booking terms.

Any additional charges, cancellation consequences or other remedies must be consistent with the applicable reservation terms and law.

17. Changes to These Terms

Micasso Homes may update these Terms & Conditions periodically to reflect changes to its services, operating practices or legal requirements.

The version published on this page will apply prospectively, subject to applicable law and any terms already governing a confirmed reservation.
